Pioneering Mould Prevention

The challenge of black mould in properties has consistently been a focal point of our mission at Redserve, recognised not just as a common nuisance but as a significant health hazard. Our deep-rooted experience in the construction and facilities management sectors has uniquely positioned us to address this issue decisively. We have witnessed first-hand the impact that unaddressed mould can have on homes and communities, and we are committed to acting swiftly to prevent these dangers.

The introduction of Awaab’s Law marks a pivotal shift in social housing regulations, further emphasising the need for rigorous mould prevention measures. Named after Awaab Ishak, a two-year-old from Rochdale who tragically died due to prolonged exposure to mould, this law mandates social landlords to take immediate action against such hazards. Under Awaab’s Law, landlords are required to initiate investigations within 14 days of a mould report, begin necessary repairs within 7 days if significant risks are identified, and complete these repairs within a reasonable timeframe as specified by the Landlord and Tenant Act 1985.

This legislation aligns with our ongoing efforts to ensure that all properties we manage meet the Decent Homes Standard, not attributing damp and mould issues to tenant lifestyle choices but treating them as critical infrastructural concerns that demand prompt resolution.

The Department for Levelling Up, Housing, and Communities (DLUHC) provides specific guidelines to assist landlords in complying with these new regulations, including the importance of maintaining detailed records of all interactions related to mould and damp issues, and providing alternative accommodations if repairs cannot be completed timely.

By integrating Awaab’s Law into our operational protocols, we reinforce our commitment to safeguarding tenant health and enhancing the living conditions within social housing. Our proactive approach ensures not only compliance with current regulations but also spearheads advancements in property management, setting new standards in tenant safety and property care.
